How Long Does It Take to Buy a Home?
Buying a home can feel like a long process, but knowing what to expect can make the journey much easier. While every purchase is different, having a good plan and the right team can help keep things moving.
? A General Home-Buying Timeline
1. Get Pre-Approved
Typical time: A few days
Before you start seriously shopping, talk with a lender and get pre-approved. This helps you understand your budget and shows sellers you're ready to make an offer.
2. Find Your Home
Typical time: A few weeks to several months
This is the part that can vary the most. Some buyers find the right home quickly, while others need more time. Your needs, budget, inventory, and market conditions all play a role.
3. Make an Offer
Typical time: 1–3 days
Once you find the right home, your REALTOR® helps you prepare and submit an offer. The seller may accept it, reject it, or negotiate the terms.
4. Go Under Contract
Typical time: 1–3 days to get started
Once your offer is accepted, the transaction moves into the contract period. Your lender, REALTOR®, title/escrow team, and other professionals begin working through the next steps.
5. Inspections & Appraisal
Typical time: 1–2 weeks
The home inspection helps you understand the property's condition, while the lender typically orders an appraisal to support the financing process.
6. Final Loan Approval
Typical time: Several days to a couple of weeks
Your lender completes underwriting, verifies the remaining information, and works toward final loan approval.
7. Closing Day
Typical time: 1 day
You'll review and sign the necessary documents, funds are transferred, and ownership is finalized. The Consumer Financial Protection Bureau notes that buyers receive the Closing Disclosure at least three business days before closing for most mortgage transactions.
? So, How Long Does It Take Overall?
There isn't one universal timeline. Once you're under contract, a financed purchase commonly takes roughly 30–60 days, although it can be shorter or longer depending on financing, inspections, appraisal, title work, the contract, and other circumstances.
The CFPB's mortgage data found a median of about 44 days from mortgage application to closing, with half of mortgages closing in roughly 35–57 days.
The home-search portion is much harder to predict because every buyer's situation is different.
